Your prospect pages, listings, and emails can now reflect your brand from the first click. Choose your primary color and preferred corner style in Theme & Brand settings, then give prospective renters a more polished, cohesive experience that feels at home on your website.
A new Message Flows page makes it easier to understand how Showdigs communicates with prospects throughout the leasing journey, from their first inquiry through a completed tour and application follow-up. You can quickly see which messages are sent at each stage and preview what prospects receive, so your team has a clearer picture of the experience you’re creating.
Showdigs+ customers can also customize message templates to better match their brand and leasing process. New variables let you include a property’s general showing availability and a link to additional listing details.

You can now use AI Identity Verification for agent tours at just $1 per verification, down from $2. It’s an easy way to add another layer of confidence before a tour, while keeping costs low as your leasing activity grows.
Self-showing verifications remain free for everyone.
Properties that are no longer shared through AppFolio, Rentvine, or Buildium will be removed from current inventory after they have been missing for seven days.
For AppFolio-integrated properties, Showdigs can now track when listings go live or are removed. You can choose to receive notifications for these changes, or automatically start and stop showings for eligible listings. To use listing automation, first put the property on the market in AppFolio.
When you lower a listing's rent, Showdigs will now automatically notify eligible prospects who have inquired about it and invite them to schedule a tour or apply. Messages are sent during business hours and only when tours are available.
A new "See What’s New" panel in the PM dashboard makes recent product updates easy to find, with a link to the full release notes.
Reschedule or cancel one prospect on a shared tour without affecting other attendees. You can also see each prospect's status, including whether they're attending, rescheduled, or canceled.
We're soft-launching Showdigs+, our new subscription tier for property managers who want more help handling lead conversations. It includes the AI Leasing Agent, which can respond to prospects around the clock, answer common questions, and help move interested renters toward scheduling a tour. It also includes our campaign tracking for more in-depth lead tracking through various marketing campaigns.
Showdigs+ is available as an optional upgrade, with a 30-day trial for new customers. Account admins can start a trial, upgrade, or schedule a downgrade from Billing, with clear visibility into when subscription changes and charges take effect. Existing customers have complimentary access during the rollout period, so there's time to explore the features before deciding whether Showdigs+ is right for their team.
We simplified how property managers start and update showings. Instead of choosing between agent-led and self-showing paths upfront, PMs now pick the showing type directly from the schedule step: Showdigs Agents Only, Scheduled Availability, Open House, or Self-showing.
PMs can also change an active unit's showing type from the unit schedule section. When the change affects existing tours, Showdigs gives PMs options for keeping tours as-is or inviting leads to reschedule.
Property managers can now add any whole-dollar amount to their account balance instead of choosing from only preset funding amounts. Auto-recharge also has smaller threshold and recharge options, including $250 and $500.
Rentvine activations can now preselect the matching smart lockbox when Rentvine provides a lockbox number, helping PMs avoid manual setup when the device already exists in Showdigs.
Property managers can now assign more than one team member to a showing window, making it easier for leasing teams to share tour coverage without creating separate windows for each person.
When multiple assignees are selected, tours can be assigned by priority order or round robin. Priority order sends tours to the first available team member in the list, while round robin rotates assignments across available team members. This update also adds window duplication, so teams can quickly reuse the same schedule and assignment setup across different days and templates.
Property managers now have a more tenant-friendly option for occupied showings. Showdigs has always supported short-notice tours, but teams can now choose to lock a showing window earlier so tenants receive clearer notice about upcoming tours before the window begins.
Tenant reminders now also point to a live schedule page instead of relying on static tour times in the message. Tenants can see upcoming showing windows and booked tour times for their unit, without seeing prospect details, agent information, access instructions, or other private data.
Property managers can now add a campaign value to listing widget, iframe, or standalone listing links so widget-driven inquiries can be tied back to the campaign that produced them. Campaigns show in prospect context and reporting, including the Marketing Dashboard and unit performance views when campaign data is available.

The listing widget now has its own settings tab, with controls for colors, footer visibility, default map visibility, and straight or rounded corners, plus a live preview before changes are applied.
For teams not using AI Leasing Agent, Messages can now send a short automatic acknowledgment when a prospect texts the business leasing line. The prospect's message still appears in the inbox, the reply is marked as Automation, and Showdigs uses a 12-hour cooldown so conversations don't receive repeated auto-replies.
Property managers can now evaluate message-related (and AI Leasing Agent, if enabled) performance in one place, with 90-day visibility into assisted prospects, tours scheduled after engagement, communication trends, and AI coverage patterns throughout the week.
High Availability setup now shows a clearer agent availability signal instead of a simple yes or no coverage decision. PMs can still choose that showing type, but they now get better context before relying on agent coverage in lower-availability areas.
Instead of publishing to Zumper and waiting for Realtor.com to also pick up the listing, you can now publish listings directly to Realtor.com from Showdigs. This provides faster syndication and gives you more control over how your listings appear if you manage a Realtor.com account.
Property managers will have a new reporting experience inside the PM app with a dashboard homepage, leasing trends, marketing and source reporting, and an active portfolio view that makes it easier to spot risk, track performance, and review unit-level funnel and survey data.
PMs will be able to choose whether prospects can retry pre-screening after a disqualification, giving teams more control over whether leads can correct mistakes or stay disqualified unless a tour is manually scheduled.
PM communication with prospects is being unified so automated messages, manual messages, and AI-driven replies all come from the same leasing line, which should make conversations feel more consistent for both teams and prospects.
The AI leasing agent now knows about units that are temporarily paused for reasons a prospect can wait out, like pre-leasing windows, maintenance, or a depleted tour budget. It can set expectations and keep the conversation going instead of acting like those units don't exist. Units actively being leased to an applicant still stay hidden.
The "Add Inquiry" dialog in the PM UI has been rebuilt around flexibility. You can now schedule a tour on any date and time, even outside your configured showing windows. Days outside your schedule are highlighted so you know what you're overriding, and time slots clearly show you whether they're open, need a rule override (with a warning explaining why), or are genuinely blocked. You can also pre-confirm attendance on the prospect's behalf when you know they'll show, no confirmation SMS required. The whole flow lives in one dialog so it doesn't feel like jumping between screens.
PMs who use the Agent App now have a dedicated Inbox. You can browse open and archived conversations, search prospects, read and send messages or notes, and archive conversations when you're done, all from your phone. It's accessible from the bottom nav and links directly from tours and prospect pages.
Showdigs now supports comprehensive fee configurations on property listings. You can add optional pet fees and mandatory monthly fees, providing prospects with complete upfront cost information. These fees display within Showdigs and automatically syndicate to all listing services, ensuring fee transparency across every platform where your property is advertised. As fee disclosure regulations continue rolling out nationwide, this feature helps you stay compliant and build trust with prospects through clear, honest pricing.
Showdigs now integrates with Boom, a tenant screening and application platform. The integration automates application distribution and tracks application completion status within the leasing workflow.
Each property automatically syncs with its corresponding Boom application link. When a prospect selects a property, they receive the correct application link for that specific listing.
When a prospect completes an application through Boom, the completion status automatically syncs back to Showdigs. The prospect's inquiry status updates to reflect application completion, advancing them to the next stage in the leasing funnel without manual intervention.
You can now assign a single CodeBox or SentriLock device to serve as the keybox for multiple units within the same building. This allows you to put the keys for multiple units in the same box, and we'll continue to generate unique access codes for each tour, even tours for different units.
You can now mark a prospect as "uninterested" in a property directly from their profile. This will remove the prospect from the Leasing board and the property's list of interested prospects, so you can maintain a clean, focused view of prospects that will convert. It will also stop any remaining automated communications to the prospect.
The AI Leasing Agent has been expanded to function as a comprehensive lead management system. Previously limited to tour scheduling, the agent now handles the full prospect engagement workflow from initial inquiry through lead qualification and tour booking.
The agent processes inbound SMS messages and automatically converts voice calls to text format. It responds to prospect inquiries with property-specific information, qualifies leads through conversational interaction, and schedules tours based on prospect availability and property calendar data. When a prospect inquiry requires human intervention - complex requests, policy exceptions, or situations outside the agent's knowledge base - the system automatically escalates the conversation to the property manager's Messages inbox with full context preserved.
All prospect interactions are automatically logged and tracked. The agent creates lead records, captures relevant information from conversations, and maintains interaction history accessible through the prospect's profile.

The prospect profile interface has been redesigned to consolidate all relevant prospect information and actions into a single view, reducing the need to navigate between multiple screens or tools.

Especially with the inclusion of our new AI agent, we've seen a number of prospects who have been disqualified by the pre-screening criteria only to realize that they answered incorrectly. We've seen cases where a prospect simply typo'd their income, answered too quickly, or just didn't take the questions seriously to start. When this happens, it creates unnecessary friction for the prospect and unnecessary noise for you.
To rectify the situation, we're now giving prospects the ability to re-answer the questions once. If they're disqualified, they'll be able to choose to answer the questions again. If they're disqualified a second time, they'll no longer have any options.
You will see this reflected in the "Recent Activity" timeline feed for the property, and in the prospect's timeline. Both should show that they were qualified on their second attempt.
For those with CodeBox or SentriLock integrations, you can now allow authorized vendors to automatically generate codes. Here's how it works:
Go to the Devices page.
Make sure your lockboxes are assigned to the correct properties (this is a prerequisite for generating codes).
Then click on a new tab called Vendors.
Add authorized vendors by name and number.
Those vendors, from their registered phone number, can text the serial number of a CodeBox or SentriLock device to your Showdigs phone line (Settings > Business > Phone Line). If the system identifies them as an authorized vendor, it will send back an access code so they can enter the property.
In addition to vendor access codes, we've also added visibility into the codes that have been generated from Showdigs. This will allow you to review codes generated by vendors, codes automatically created for tours, and codes created manually by a member of your team.
You now have the ability to customize your self-showing hours business-wide. You can restrict hours for the winter months, you can expand hours to better accommodate more prospects before or after work… allow prospects to tour at any time. You can set your business's self-showing availability from Settings > Showings.
Along with this, we've added the ability for you to be able to better manage self-showings, by rescheduling and cancelling tours. You can also view access codes for each tour, so you can assist prospects that may be having trouble

These adjustments allow us to continue investing in our technology platform, maintain our high-quality service standards, and ensure our showing professionals are fairly compensated for their time and commitment to your properties.
A new Automations page was just added to Showdigs. It starts by highlighting the lead conversion focused messages our system has always sent automatically. This was the second phase of our efforts to unveil more of what Showdigs does for you in the background (in addition to our previous release, where we show those messages in the prospect's profile).
The second section allows you to enable a custom, automated message. This message will be sent from your Showdigs phone line, so prospect replies will flow directly into your Messages inbox. While the goal of our system notifications is to remind the prospect to schedule a tour, this custom automation allows you to engage them in conversation, which should be beneficial for harder-to-convert prospects.
When viewing the prospect profile, you will now see our automated messages in the timeline. These include a description of the notification, a tag indicating if it was sent via SMS or email, and can be expanded to show the full SMS message that was sent.
You'll also find a "Notifications" filter at the top to isolate these messages in the timeline.
You can now enable email notifications to be sent to you when a new message comes in on your phone line. You have the option to receive an immediate email, or one if the message remains unread for an hour.
In order to enable these notifications, click on your name in the lower, left corner of the screen and go to the Notifications section of your profile.

We've added a 2FA flow to continue to improve our system security. You will now be emailed a code you need to enter when logging into Showdigs from a new device or browser.
Our advanced AI Identity Verification is included at no additional cost for all self-showing properties.
This is a comprehensive security solution that goes beyond traditional verification methods. Our AI-powered system instantly validates government-issued IDs and matches them with a live selfie, ensuring that only verified, genuine prospects can schedule and access your properties.
AI Identity Verification is still available for agent tours, but we will continue to charge $2 per completed verification.
We've combed through our pre-screening questions and made several updates to make sure prospects are clear on the questions and provide accurate answers. The updates include adding an "I'm flexible" option for prospects to communicate their desired move in date, and updating the income ratio question to give prospects a choice to provide monthly or yearly income.
We've reimagined our application's navigation. Our new design moves the primary navigation from the top of the page to the left side, creating a modern, clean user interface with expanded content real estate. This thoughtful redesign gives you more space to focus on your work while maintaining easy, intuitive access to the tools you use most.
You can send and receive messages directly within Showdigs, allowing for real-time, tailored interactions with prospective renters. We've added the Messages page so you have a dedicated place to receive and view messages from prospects.

We've expanded our showings windows. If someone from your team is signing up to host tours at a particular property, you can now set your showing windows to be as long as you'd like.
Showdigs agents will only be available during our operational hours (this applies to "Showdigs as a backup" and tours you want to reassign to Showdigs as well). This allows us to make sure we can coordinate with agents and provide the best experience for prospective renters.
You can now exchange text messages with your prospective renters directly from Showdigs. Simply click on a prospect's name anywhere in Showdigs and you'll be brought to their profile page where you can track their journey and exchange text messages.
We've also continued our Leasing page updates by including the messaging functionality directly in the page. If you need to message the prospect, just click on their name and send a message directly from the panel on the right.
Our first of several updates to the leasing board was completed. This includes simplifying the prospect "cards" so that it's easier to find the information that's important to you. The new update also allows more prospects to fit on the page without scrolling.
We've also implemented a slider to display the prospect information. Now, when you click on a prospect, you'll see their full details in a panel on the right side of the page. This gives you quick access to their contact information and history so you can take follow up as needed. The best thing is that you never have to leave the leasing board, so you can continue working your way through prospects without losing your place!
We previously provided an option to enable multiple party tours for PM-led tours, which was essentially a toggle between 1 party and 2 parties. We've expanded that setting to allow PMs to allow anywhere from 1-10 parties to attend tours.
The setting applies to vacant properties, and PM-led tours only. Please see the list of exceptions:
On the Leasing page, you will now see "cold" leads designated in the Recently Inquired column. This tag indicates that we have received an initial inquiry from the lead and have sent multiple messages asking them to schedule a tour, but they have not. We are no longer sending messages to this lead about this property, so we're labelling them as "cold."
While our automated messages were unsuccessful, these may be good leads to reach out to manually. Remember, they did initially inquire, they just weren't responsive to our follow ups.
We have just released a small set of features to help prevent scams. Those updates include the addition of a "beware of scams" warning during the scheduling process for self-showing tours and an improved ability to detect that the prospect is at your property when they are starting their self-showing tour.
We've also added a new restriction against VOIP phone numbers to prevent bad actors from quickly generating new virtual phone numbers to create new tours. If we detect a VOIP number, we'll let the lead know and give them an opportunity to update the number to their mobile number.
We have officially expanded our network so we can provide agent-led tours anywhere in the country. All customers will now see "High Availability" tours available for all of their properties.
We now support account balances and automatic recharges again. These have been added with support for ACH transfers, allowing you to directly transfer funds from your bank account to Showdigs. Your account balance will be used to pay for all agent services, which should greatly simplify the accounting on your side. You will still be able to view and export individual transactions, with property details, on the Transactions page (Showdigs > [click your name to open the menu] > Transactions).
Many of our customers had inventory in Showdigs before enabling an integration with Rentvine or AppFolio. Some have run into issues where a property that was already in Showdigs can't be found in their PMS so, while they have an integration enabled, it's not functioning for all of their properties.
We've added an explicit tag to the header to show that a property is not connected to your PMS, and will disable the Start Showing button so that you won't list a property and then miss all of the leads.
We've expanded our ability to embed Matterport 3D walkthroughs into our listings. Now, you can simply include the Matterport link in your listing description, and Showdigs will find the link and embed the walkthrough in the image gallery. Prospects will be able to see the walkthrough directly on the scheduling page, alongside the rest of the images (and video, if you have one as well).
Our AI Assistant pilot program has undergone two major changes. First, we've brought the training materials into your Showdigs > Settings page. This will allow you to add and update your Q&A for the AI as your policies change and/or based on the feedback you get from prospects.
The second change is that we're now providing the ability for you to add an AI chatbot to your website. You will see options in the Showdigs > Settings > AI Leasing Assistant page, so you can choose to have this enabled only on your listings page or throughout your entire website. You can also disable it altogether if you'd rather not use it on your site.
We now support SentriLocks for showings! You can now choose to use SentriLock, Codebox, or both types of devices for your Showdigs tours. The flow for either device will look the same:
When starting your self-showings, choose the specific device that is at the property.
A lead will be able to schedule a tour.
When the lead arrives at the property for the tour, they'll have to complete our security checks, and then we'll provide a time-bound code, exclusively used for their tour, that will allow them to open the device, get the key and take their tour.
We've worked hard over the past year to integrate with your preferred PMS, be it AppFolio, Rentvine, Propertyware, or Buildium. We've been gathering your feedback since our integration rollouts, and have just released a package of updates that should provide improved usability, a simpler UI, and an overall better experience.
Here is a quick rundown of some of the specific changes:
We have added additional flexibility to the AI Identity Verification service, by allowing you to enable/disable the setting on a property-by-property basis. During the "Start Showing" flow, you will now have an option to toggle the service on or off.
We have added a color-coded banner to the top of the property page in order to make the current status of the property more obvious. This also allows us to group all showing related buttons into the banner for quick access (start, pause, stop).
There is a new setting (Settings > Business > "Inquiry notification email") that you can use to send an email to a designated address any time a new inquiry is created in Showdigs. The email will be sent regardless of the source of the inquiry, and will include the prospect's name and contact details, as well as the property of interest.
This can be used to notify you of new leads if you are not regularly logging into Showdigs, and also allows you to forward leads to other apps that may be able to process the details.
We've made the "start showing" process even faster, by allowing you to configure your pre-screening criteria ahead of time. From Settings > Showings, you now have an option to create pre-screening templates. This allows you to build sets of criteria that will apply to your different properties.
During the "start showing" flow, instead of setting each pre-screening criteria, you will be able to quickly select a template to apply all of those settings. If you have some properties that diverge from you standard process, you can always select "Custom," and set each criteria manually. The end result is an efficient, consistent process that takes the tediousness out of starting showings for a property.
Included in the pre-screening templates, above, is also the ability to create custom screening questions. Each question allows you to set a pair of responses, and assign which response qualifies prospects. These questions and responses will be asked to the prospect before their tour, right alongside our built-in criteria, so you can make sure prospects meet your specific criteria to rent.
After activating a property, we will analyze your listed rent using a next-generation automated valuation model for multifamily and single family properties. The model combines rental data from 15 million properties with 25 other variables like school quality, job growth, and demographics. The AI brings all of those data points together to calculate the fair market rent for any property in the country.
You will now get live feedback regarding the status of your syndicated listings directly on the property page. You can see whether they're pending, live, or if an error was found for each network you're syndicating too. When live, you'll also have access to a link to the main ad in that network.
As part of our initiative to prioritize safety and security, we will be continuously monitoring Craigslist and Facebook for fraudulent ads. If any are found, we will submit the appropriate information to get them taken down within minutes. This free service is integrated into our base platform and applies to all self-showings.
When enabled, we will require prospects to submit a photo of their government ID as well as three selfies. These will be analyzed to ensure that the ID is legitimate, the person is a live person, and that they match.
We have broken this service out to make it more accessible and more affordable. From the Settings > Addons, you can enable the setting for all showings or just for self-showings, and we will only charge you as you use it - $2 per prospect (added to your monthly invoice).
You can now create showing schedule templates from your Settings > Showings page. This will allow you to create team schedules that you will then be able to select and further customize when starting showings for a property. These can be especially helpful for teams with a regular schedule, but where multiple agents typically cover properties at different times of day.
You can now choose how you would like housing vouchers to factor into your income-to-rent ratio pre-screening criteria. You can choose to treat the voucher like income and compare that with the rent. You can choose to compare the prospect's income to the portion of the rent that they're responsible for (aka the rent minus any vouchers). Or you can choose to simply auto-qualify anyone with a voucher. You can read more details about these options in our help center.
We have added Buildium, Propertyware, and Rentvine to the list of property management systems that we integrate with. PMs that use those systems will now be able to synchronize their property details from the PMS, into Showdigs. No more double-entry, no more double-maintenance.
You will now be able to generate your listing title and description using AI. By providing our ChatGPT-powered AI with your property details and a few notes, we will be able to write a detailed, enticing listing for prospective renters.
We have made an update to our billing process. Now, all property activations and Listing Shield activations will be added to an invoice at the end of the month. This invoice will also include the minimum payment for the month and account for included activations. Our goal is to reduce the small, transactional charges that we send out and simplify your accounting process.
Any charge that includes an agent-provided service (agent tour, condition report, etc) will continue to be paid at the time the service is provided, which allows us to pay the agent when they have completed their assignment.
Note: You will still be able to find address by address charges on the Transactions page.
We've officially added the Zumper network to our syndication platform, which adds access to Zumper, Realtor, Movoto, Trovit, and Uloop. You will now have an option to syndicate through your existing PMS system or use Showdigs to syndicate to the Zillow and/or Zumper networks.
We have redesigned the prospect cards on the Leasing page. You will now have immediate access to more information for each prospect, and be able to see more prospects at one time. The end result should be less scrolling, less searching, and more action directly from the Leasing page.
We have officially added ILS syndication to our platform. We have started with the largest of the listing networks, Zillow, which also includes Trulia and Hotpads.
In order to support syndication, we have added several fields that will allow you to fully customize your listing: title, description, amenities, and video url. This information will be included in your syndicated ad, as well as our Showdigs listing, which is where we send prospects to schedule a tour and is also included in our listing widget, on your website.

With the addition of new fields (see above), we have reorganized the "start showing" flow to provide a better experience. Here's what you need to know:

If you utilize the "Rented" option and choose a prospect's name when you stop showing a property, you will be able to quickly load their details as a tenant in other areas of the system. This applies to scheduling periodic reports and to the next time you start showings for the property - you will see a "+ Add John Doe" button that you can use to load their name and contact information.
You will see a new service that can be booked for any property within our agent network. If available, you will be able to upload a document, set a posting date (agents will need at least 2 days notice), and provide additional details. Our agents will then print your document and post it to the appropriate property, provide photo verification when complete.
A new setting has been added to Settings > Showings > Pre-screening Criteria that allows an Account Owner to "lock" the default pre-screening criteria so it can't be changed by Members while activating a showing. When enabled, only Account Owners will be able to modify these settings for individual properties.
Our unit-by-unit phone line has been replaced by Tori, our AI leasing agent. Tori can help leads find available units, answer questions about specific properties, and will encourage them to schedule tours, all from a single phone line for your entire business.
We'll be continuing to grow this service and will share details as it evolves.
Prospects will now have an "Add to calendar" button available after scheduling a tour, which will allow them to quickly save the tour to their digital calendar. This should lead to improved attendance rates.
For those with the AppFolio integration, any inquiry created in Showdigs will now result in a guest card being created in AppFolio. This should close the loop on prospects that inquire about a property through your Showdigs-provided website widget, as well as those created manually.
When activating a showing, the following fields will be pre-populated with values from AppFolio
The leasing cycle report that displays after a leasing period can now be downloaded as a .pdf file. This can be helpful for your own records, but also for sending to landlords that may be looking for an overview of the last leasing cycle.
To download, simply open the report and click "Download Report" at the bottom of the window.

You will now find unique scheduling links for any social media posts you make. These links will allow us to better identify the source of new inquiries, so you can improve your marketing by focusing on advertising that's generating leads.
We have completely redesigned our unit profile page to bring you a better experience.
You will find a hero section at the top of the page that includes all of your unit statuses, scheduling links, and action buttons. Below that, you will find several tabs to better organize the activities taking place in the unit, including a place to view all of the prospects for your unit.
The prospects tab includes a list of people that have expressed interest in the unit, their contact information, a status that indicates where they are in the leasing funnel, and some details about their recent activity. You are able to click on the "prospect card" to view their profile and, when applicable, will be able to click on the "tour activity" to view additional tour details. You will also find additional actions, such as "Schedule tour" and "View tour report," depending on where the prospect is in your funnel.
You will find a new help widget in the lower, right corner of Showdigs. This is accessible from every page and includes links to our online help center, "contact us" email, and access to a direct chat with our support team.
When a prospect is required to perform an identity check for a self-showing, you will now have access to the full report. This can help in situations where a manual review is desired, one of your agents would like to compare the face or ID for a prospect on site, or a post-showing review raises questions about the prospect's identity.
Simply click on the prospect's name from the unit page and you will see a button under their name to view their most recent identity report.
We've made it easier to control and organize your registered smart locks. You can name a lock, view the status of each lock, generate a unique code, or assign a lock to a specific property. Currently, we exclusively support Codeboxes, but we have additional lock options coming soon.
We have increased the security for our self-showings by implementing a location check for prospects who are self-touring a property. When the prospect is on site and requests the Codebox code, their location will be check and the access details will only be shared if they are physically at the property.
This will help eliminate fraudulent code requests, and prevent scammers from gaining access to the property.
No additional steps need to be taken on your part to enable this feature - it is now a standard offering for self-showings.
